If you have been trying to sell your home or property for a few months or even a few years now and you aren’t having any luck – maybe you should try something else out! MLS stands for Multi Listing Service which means that all brokers network their properties together in one place. See I never knew it but ALL Realtors really do use this system. Recently I have been looking for a home and all the major sites are set up the same exact way – with this MLS option. Secondly, the process is very easy and very quick. The first thing you should do is find a site you want to work with and take a look at the different packages they offer. And when you place your listings on these Realtor MLS websites – they aren’t just placed in one area or location. Nope. In fact, they will allow you to widen your audience to millions of people. This is the type of potential you are looking for. Citywide, countywide and Realtor Associations. After you read all the different benefits and such you will be allowed to purchase the package. After doing so they will then contact their Licensed Broker Affiliates and give them your contact information. Then, their Licensed Broker Affiliates will email, fax, or mail the forms and information they will need to create your Realtors MLS Listing. This is the same as the MLS that is used by ALL of the Realtors. Once their Licensed Broker Affiliates receive your info, they will do their best to have you LIVE on the Realtors MLS within (2) hours. They will then email, fax, or mail a copy of your Realtors MLS Listing to you for review. As for the price? I think it’s really good and completely fair. It’s just under $350. And remember – this allows you to post your listing to hundreds of different Realtor websites and its just a one-time fee. You can beat that with a stick! This is an awesome option if you have a listing in Illinois for sake by owner. There is a HUGE market for this right now and also the rent to own market as well! You could potentially sell your home in just a few weeks. No more waiting around, no more stress, no more frustrations. Sell your home now!

Commercial Loan Retainer Fees Retainer fees are “standard business practice” for some (but not all) commercial loan situations. Many commercial loan situations are too difficult for the average residential loan advisor to handle successfully. Similar to a person seeking a more expensive medical or legal specialist to help them when confronted by a serious medical or legal problem, most commercial borrowers have come to realize that business loan problems are frequently just as serious and complex and deserving of a commercial loan specialist. It is in these situations when a commercial borrower is working with a business loan specialist that a retainer fee should be viewed as “standard business practice” for more difficult and time-consuming commercial loans. I have stated elsewhere that one of the most important lessons to be learned from a thorough analysis of commercial financing “trade-offs” is that the lowest rate is almost never associated with the best deal for the commercial borrower. A similar observation based on over 25 years of business loan experience: the lowest fees are also rarely associated with the best deal for the commercial borrower. The fees charged by commercial loan specialists (including retainer fees when appropriate) are almost always higher than loan advisors who do not specialize in business loans. In the end, most of these borrowers still choose to deal with a highly-qualified commercial loan specialist because they ultimately realize that perhaps it is better to use the “best” business loan advisor rather than the “cheapest” business loan advisor. The most typical range for commercial loan retainer fees is $2500 to $10,000 (obviously a wide range). There are various reasons for a retainer fee and here are three of them: (1) to compensate the advisor for some of the initial loan processing; (2) to serve as a “good faith” deposit toward the overall commercial financing fees; and (3) to focus the borrower on working with one business loan advisor. The third reason might be the most important of all. With difficult commercial loans, it is extremely counterproductive for a commercial borrower to be working with multiple business loan advisors (regarding the same loan). Once a retainer fee has been paid, a commercial borrower is likely to be more comfortable in working solely with the business loan advisor who received the retainer fee, and with difficult commercial loans, this unified approach is likely to be more successful.
